Parque do Jockey

The requalification project for the Jockey Club of São Paulo proposes transforming its 600,000 m² into a privately owned park for public use, reconciling zoning requirements and resolving tax-related issues with the city government.
The intervention in the Special Occupation Zone (ZOE) respects heritage preservation restrictions, maintaining the visual integrity of the main racetrack and including underground passages to provide access to the future park.
Developed in partnership with Levisky Arquitetos Estratégia Urbana and with community participation, the proposal builds upon the heritage-listed areas that make up the complex and includes improvements to the surrounding urban infrastructure—such as sidewalks, lighting, security, and the integration of cultural facilities.
To ensure the project’s financial feasibility, residential and corporate towers are planned for both ends of the site, attracting new residents and stimulating the local economy.
Cultural venues along Avenida Lineu de Paula Machado will integrate the park into the urban fabric. The project also includes a pedestrian and cyclist connection to Parque do Povo.
