Königsberger Vannucchi is the architectural studio behind MAAM, a residential building developed in partnership with R. Yazbek. The project occupies a spacious and symbolic site in the Paraíso neighbourhood of São Paulo, whose character — complete, leafy, and well-established — served as its inspiration.
At the urban scale, the building stands out for its volumetry: one block subtly offset and resting upon another. As one approaches, woodland mediates between exterior and interior, suggesting a sense of continuity. The concrete pavilion opens up to welcome visitors — the beginning of an architectural journey. A reflecting pool introduces calm and produces shifting reflections that heighten the connection between people and nature. A glass prism blurs the threshold between inside and out, allowing daylight to bathe the atrium space. Nature is also present throughout the ground-floor leisure areas, where the building’s woodland offers a sense of wellbeing to children in the playroom, serenity to those engaged in physical activity, and a quiet beauty to guests in the function hall.
This green pathway leads to generous apartments with flexible layouts, enabling spacious and comfortable living. At the junction between the two volumes, a double-height floor with a timber ceiling becomes a distinctive feature — a place where residents can enjoy moments of wellbeing in a spa overlooking Ibirapuera Park.
