    Located at 257 Bueno Brandão Street, on a privileged corner site with Jacques Félix Street, the project by Königsberger Vannucchi is set in the heart of Vila Nova Conceição—an area known for its tree-lined streets, walkability, and direct proximity to Ibirapuera Park. The character of the surroundings—quiet, green, and predominantly residential—inspired an architecture that values comfort, texture, materiality, and subtle integration with the urban landscape. Its strategic placement engages with the city’s geography, orienting the main views toward the park. The building establishes a strong presence while integrating seamlessly into the urban fabric through precise alignment with the street and landscaping that extends onto the sidewalk.

    The residential tower comprises 22 typical floors, each featuring a single 500 m² unit with five suites and 3.60 m floor-to-floor heights. The perimeter structural system frees the interior of the floor plates, allowing complete flexibility of layout—an essential attribute in ultra-high-end residential developments, where customization is a fundamental requirement. The complex also includes an elevated garden unit and a duplex penthouse with generous outdoor areas and a private pool. The architectural language of Bueno Brandão 257 is defined by its sensorial quality. In the lobby, the double-height ceiling and an intermediate garden between the glass façade and the exterior wooden screens modulate daylight, ensure privacy, and create spatial depth. The exposed concrete beam that frames the “L”-shaped terrace of the main suite features an upward inflection that softens the volume and directs the gaze toward the horizon, reinforcing the project’s intention of openness.

    The façade is one of the project’s most distinctive elements. Featuring a ventilated system that combines porcelain panels (high-performance ceramic) and certified Finnish wood—treated for fire resistance—the building presents a sophisticated, tactile, and contemporary material palette. It is one of the rare projects in Brazil to employ this type of external wood cladding, whose warm and precise texture enhances the sensory dimension of the architecture. Ceilings and vertical elements follow the same material logic, reinforcing aesthetic continuity and qualifying both visual and acoustic experience.

    Environmental comfort solutions were developed based on bioclimatic studies, including simulations of solar exposure, ventilation, and acoustic performance. The northeast façade incorporates extensive planters that provide shading, solar filtering, and reinforce the biophilic language.

    The northwest façade, more exposed to noise and solar radiation, adopts a ventilated ceramic system with reduced openings, consistent with the placement of service areas. Cross ventilation was prioritized in social spaces, improving cooling and air renewal during warmer periods.

    The project is currently undergoing international AQUA-HQE certification, focusing on environmental performance, energy efficiency, and reduced environmental impact. Strategies include a solar heating system integrated with instantaneous water heaters, delivering hot water to fixtures in less than 20 seconds and minimizing waste; high-efficiency LED lighting with automated timers; rainwater harvesting for irrigation and maintenance; water-saving fixtures and fittings; a high-performance ventilated façade; and full infrastructure for electric vehicle charging.

    On the second floor, the leisure program includes a gym, swimming pool, spa, massage room, event space, and an inner courtyard that extends the green atmosphere of Vila Nova Conceição. The parking garage was designed with full finishes—including ceilings, wall coverings, and signage—and features a reduced-slope ramp suitable for sports cars. A dedicated service lift for deliveries ensures resident privacy.

    Although formally part of the same complex, the Tiel building was conceived as an autonomous operation, with a distinct program, target audience, and use logic from the Bueno Brandão 257 residential tower. Comprising compact studio units and no parking spaces, the building responds to a specific urban profile without interfering with the experience of the high-end residential development.

    Bueno Brandão 257 expresses Königsberger Vannucchi’s vocation for developing contemporary residential architecture with high technical rigor, strong material identity, elevated environmental performance, and spaces that reconcile freedom, comfort, and sophistication.
