Located on the block bordered by Bem-te-vi Avenue and Arapapi and Arapanés streets, Bem Moema is a mixed-use project conceived to accommodate a broad programme — combining residential use, office spaces, and ground-floor retail — within a consolidated urban fabric. The design strategy adopted was to divide the complex into three complementary sectors, organising the different functions while enhancing the relationship with the surrounding area.
The residential tower, located on the corner of Bem-te-vi and Arapapi, features five apartments per floor and ground-floor retail opening onto Arapapi Street. Planters and railings lend a pleasant atmosphere to the apartments. The use of precast concrete panels on the façade ensures durability, reduced maintenance costs, and faster construction, resulting in a shorter overall build time.
The “Studios & Offices” tower, with exclusive access from Arapanés Street, was designed as a hybrid typology, combining offices and residential studios, and also includes ground-floor retail. Completing the ensemble, a single-tenant retail unit occupies the corner of Bem-te-vi Avenue and Arapanés Street.
