    Article on the ADIT Website Reinforces the Importance of Mixed-Use Projects and Paves the Way for the Technical Mission

    Our founding partner, Jorge Königsberger, appears alongside other industry professionals interviewed by ADIT. Eduardo Paulino (co-founder and CEO of Grupo A5), Ricardo Grimone (Executive Director of Real Estate Development at Cidade Center Norte), and Igor Melro (Commercial Director at Porte Engenharia e Urbanismo) also contributed to the debate.

    The article serves as preparation for the Technical Mission, which begins on March 23rd at the headquarters of Könisgerber Vannucchi, located in the Brascan Century Plaza in São Paulo. In addition to the office and the BCP complex, Platina 220 and Eixo Platina — both projects developed in partnership with Porte Engenharia — are also part of the mission’s schedule.

    For Jorge Königsberger, founding partner of Königsberger Vannucchi Arquitetos Associados, the discussion about the “perfect mix” involves understanding the territory, the surroundings, and the market. “Our expertise, with decades of experience in mixed-use, lies in the analysis and definition of this basic ideal mix for each place, each moment, and each entrepreneur. The lifeblood of buildings is the circulation of people. So, when creating a mixed-use development, you need to create a situation that encourages people’s use and permanence,” he emphasizes.

    MIPIM 2026

    Königsberger Vannucchi integrated the Brazilian delegation at MIPIM 2026 in Cannes

    As part of the delegation for the Built by Brazil internationalization program — a partnership between AsBEA and ApexBrasilKönigsberger Vannucchi presented a selection of institutional, corporate, residential, and mixed-use projects developed over the last decade: Sesc Avenida Paulista, Bueno Brandão 257, Dynamic Pinheiros, Arte Concreta, Montelena, HY Pinheiros, Platina 220, and Almagah 227. The delegation’s program also included an intensive schedule of meetings with potential clients and investors.

    During the event, Fabrizio Rastelli, Associate Director and Head of New Business at Königsberger Vannucchi, gave a lecture titled “Königsberger Vannucchi: The Studio Behind Brazil’s Evolving Skyline and Future,” in which he discussed the firm’s work on large-scale projects and its recent portfolio in the Brazilian real estate market.

    At the Brazilian delegation’s booth, the firm presented a scale model of the Almagah 227 mixed-use complex and a video featuring eight projects completed over the last decade, highlighting its work on corporate and residential developments that have been transforming the skyline of the city of São Paulo.

    First KV Aberta of the year discusses open innovation initiatives

    KV Aberta #4 brought together the office team for an update on the innovation portfolio. Manager Karina Kohutek presented the current overview: 86 tools surveyed, 33 projects mapped, and 12 initiatives underway. The group discussed 11 ideas submitted by team members from different areas, identifying connections with ongoing projects.

    Dimitre Gallego, from KV Labs, shared behind-the-scenes insights from the Masterplan Program, detailing the incorporation of new tools to gain efficiency in master planning, feasibility, and design. The stages of analysis, tool selection, data management, and simulations were presented, with tests from the Design team indicating high viability for mass studies and volumetry.

    The meeting strengthened the collaborative construction of the ideas portfolio and gave visibility to ongoing fronts, maintaining an open dialogue on innovation and process improvement.

    Königsberger Vannucchi hosts “Office That Aproxima/Brings Together” event

    The office hosted the event “Office That Brings Together,” promoted by AsBEA in partnership with the Aproxima Program, which aims to competitively insert Black, Brown, and Indigenous architecture students into the job market.

    During the meeting, the offices Königsberger Vannucchi and Studio mk27 shared their experiences with the program, presenting how Aproxima has contributed to the development of interns and the strengthening of the offices’ internal culture and practices. Attending the event were our Chief Operating Officer Liliana Vergamini Luna de Sá and the office’s intern Vinicius Ortega de Carvalho, along with Renata Cupini and Luana Boaventura from Studio mk27. The conversation was mediated by Caroline Martins, president of the Aproxima Program.

    The meeting was a great opportunity for networking and exchanging ideas, promoting dialogue and inspiration for those who believe in a more diverse, collaborative architecture that is connected to society.

    Bem Moema – Mixed-Use Project for TEGRA

    Located on the block bordered by Bem-te-vi Avenue and Arapapi and Arapanés streets, Bem Moema is a mixed-use project conceived to accommodate a broad programme — combining residential use, office spaces, and ground-floor retail — within a consolidated urban fabric. The design strategy adopted was to divide the complex into three complementary sectors, organising the different functions while enhancing the relationship with the surrounding area.

    The residential tower, located on the corner of Bem-te-vi and Arapapi, features five apartments per floor and ground-floor retail opening onto Arapapi Street. Planters and railings lend a pleasant atmosphere to the apartments. The use of precast concrete panels on the façade ensures durability, reduced maintenance costs, and faster construction, resulting in a shorter overall build time.

    The “Studios & Offices” tower, with exclusive access from Arapanés Street, was designed as a hybrid typology, combining offices and residential studios, and also includes ground-floor retail. Completing the ensemble, a single-tenant retail unit occupies the corner of Bem-te-vi Avenue and Arapanés Street.
