    Dynamic Pinheiros

    Located on Padre Carvalho Street, Dynamic Pinheiros was conceived as a corporate building dedicated to specialized services in one of São Paulo’s most rapidly evolving neighborhoods. Over the past two decades, Pinheiros has evolved from a predominantly residential area into a hub for business, healthcare, leisure, and innovation, extending the influence of the Faria Lima business district.

    With six floors and a street-aligned implantation, the building establishes a clear urban presence and mediates the scale of its immediate surroundings. Its volumetric configuration contributes to the qualification of the public realm and to a more balanced urban reading.

    The Do It residential tower, accessed from Fernão Dias Street, forms part of the development with compact one-bedroom units and studios, while maintaining independent access and operation. This arrangement enabled an integrated structural strategy, in which the corporate core is housed within the residential volume, freeing the Dynamic floor plates and increasing spatial flexibility as well as adaptability to different occupancy profiles.

    Designed for single-tenant leasing, the building can accommodate companies from a range of sectors, particularly those related to healthcare, such as laboratories, diagnostic centers, specialized clinics, and medical education institutions. This profile informed the incorporation of specific technical parameters, including provisions for a stretcher-capable elevator and stair dimensions compliant with hospital standards.

    The architectural concept is based on prefabricated construction systems, ensuring dimensional accuracy, construction efficiency, and flexibility of use. The structural solution frees the corporate floor plates, expanding layout possibilities and allowing adaptation to different workplace configurations.

    The façades are predominantly glazed and articulated through continuous balconies, vertical brise-soleil, and integrated planters with native landscaping, contributing to solar control, natural ventilation, and the integration of biophilic strategies into everyday corporate environments.

    At ground level, retail spaces facing the sidewalk reinforce the building’s urban engagement. The corporate entrance is recessed and organized through a porte-cochère and a landscaped waiting area, conceived as an extension of the public realm and a qualification of the arrival sequence.

    According to Vivyan Lucio, director at Lucio, “Dynamic’s architecture unfolds through terraces that touch nature, bringing biophilia to the center of the experience. Light and air flow generously through the spaces, creating environments that resonate with the human rhythm.

    Dynamic Pinheiros represents an architectural response to the neighborhood’s recent transformations, combining technical performance, construction efficiency, and urban quality in a corporate building designed for contemporary modes of work.
