    Located near Ibirapuera Park, MN15 stands out for its integration with São Paulo’s urban landscape. Designed to enhance its surroundings, the building extends the park’s greenery onto its façades through geometric terraces.

    On a 2,000 m² plot, the development offers 15 different vantage points of the city and 14 residential units—each occupying an entire floor—with areas ranging from 339 to 341 square meters, in addition to a 574-square-meter duplex penthouse.

    The MN15 layout features two volumes forming an “L” shape: one houses the indoor pool and leisure and sports pavilion, while the other includes the event hall, all oriented toward an internal plaza with a reflecting pool and lush landscaping.

    The building’s façade, with its alternating layout of two floor plans, enabled the creation of partially double-height ceilings and allowed for medium-sized vegetation to be grown on the balconies. This design approach, reinforced by vertical gardens, creates the feeling of living in a house.

    The apartments have generous ceiling heights, ensuring sunlight, natural cross ventilation, reduced pollution, and greater flexibility in the use of bedrooms. Oriented to the southeast, they receive sunlight only during the cooler hours of the morning, while the living room, protected by the depth of the terrace, enjoys soft sunlight in the late afternoon.

    The project aims for environmental comfort through its architecture. Key elements like round pillars and terrace edges are clad in ACM (aluminium composite panels), which provide aesthetic quality, low maintenance, and thermal and acoustic insulation. The façade features textured plaster and light colours to ensure visual appeal and thermal comfort.

    All habitable spaces have natural ventilation through windows in the apartment façades, while on the ground floor; large window frames ensure bright and airy environments.Among its sustainable features are green roofs, which help create a more pleasant microclimate and prevent the heat island effect typical of large urban centres. Solar panels were incorporated to reduce energy consumption for water heating.

    The MN15 includes systems for rational water use, such as rainwater reuse, automated irrigation, dual-flush toilets, and a designated space for dry car washing. In addition to thermal comfort in the apartments, the building is equipped with infrastructure for a VRF air conditioning system, which can reduce energy consumption by up to 40%. All common areas are lit with LED fixtures and equipped with motion sensors, ensuring significant energy savings.

    Addressing urban mobility, the MN15 provides bicycle storage for all units and a charging outlet for electric vehicles in each parking space.
    The project features modular masonry, doors made from reforested wood, a construction waste management and recycling program, and space for waste sorting in the basement.
