    Recently delivered, Baume Itaim turns the journey of arriving home into a pleasant walk

    Located in Itaim Bibi, São Paulo, the residential building was developed in partnership with OR Empreendimentos and organizes qualified pathways in fluent connection with landscaping and leisure. Baume stands out for its friendly scale and the way it arranges common spaces along a route that dissolves the boundaries between interior and exterior. At the entrance, a water mirror with a small footbridge and pilotis that descend into it reinforce the feeling of home. The ground floor avoids the sensation of being under a large building with abundant natural light, while the use of Moledo stone on some vertical panels creates an atmosphere of a residence. The landscaping, by Cenário Paisagismo, integrates patios, leisure areas, and communal spaces in continuity.

    The building organizes three units per floor (219 to 277 square meters) with different configurations. The unit facing Rua do Consórcio offers the option to integrate the living room and a bedroom, with the differential of a large continuous window frame, eliminating the appearance of smaller windows and enhancing the façade. The sense of home that begins on the ground floor extends to the apartments, with generous spaces, integrated terraces, abundant greenery, and ample natural light and ventilation.

    Königsberger Vannucchi at ADIT Arq 2026

    During the event promoted by ADIT and held in Florianópolis, João Payar, project director at Königsberger Vannucchi, and Rodrigo Mioni, partner at RDC Construtora e Incorporadora, presented the master plan for RDC Parque Una SJC. The project stands out for foreseeing the integration between the plots within the block and between the complex and the surrounding urban fabric, in the Parque Una SJC neighborhood. The concept also involves phased development and placemaking, since, considering a total area of over 24,000 square meters, it is necessary to plan for the construction to be carried out in phases and that, before and during these phases, the blocks are occupied by activities that bring vibrancy and identity to the creation of the place.

    Alameda 45 featured in Forbes

    Alameda 45, our project in partnership with SDI and Tellus, was featured in Forbes. The publication highlighted that a building can be high-end without necessarily having a large footprint, and that factors such as location and the team of professionals involved result in a product designed within this segment.

    “Located on Alameda Santos, between Avenida Paulista and Ibirapuera Park, the building occupies one of the city’s most valued streets… The architecture is signed by the firm Königsberger Vannucchi, featuring a set-back tower, an active façade, and elevated common areas that enhance the building’s relationship with the street.

    KV Aberta#5 brings the theme of the use of AI in architecture

    At our event KV Aberta#5, architect Carlos Córdoba and intern Matheus Fugino presented the research they have been conducting on the use of Artificial Intelligence tools in the office, focusing on the directions AI has been taking in the field of architectural visualization. Their usage strategy was based on viewing AI as a support tool, with the potential to speed up certain processes while keeping creative control in the hands of the architects.

    The presenters demonstrated the evolution of image generation models, from their early days to the most recent diffusion models, such as Google’s Nano Banana. Among the possible pathways for using AI, the following stood out: image retouching, changing the time of day in renders, quick material testing, and video generation. Overall, the tests that worked best came from more advanced projects. It is possible to use AI to create detailed images of projects still in the study phase; however, this type of use requires very careful planning, as the risk of disrupting the project’s development flow is high.

    According to architect Carlos Córdoba: “AI today is opening the door to many process automations, and ongoing research on the subject is essential. How these tools will integrate into the act of designing is not yet entirely clear. We are facing a landscape that is still constantly changing.”

    Fabrizio Rastelli’s article on the internationalization of architecture is published on the CAU/BR website

    Our Associate Director of New Business, Fabrizio Rastelli, published an article on the CAU/BR website with reflections on the challenges affecting the architecture and construction sector, regarding the internationalization strategies of Brazilian companies and the export of their services. Fabrizio has attended recent editions of MIPIM, the world’s largest real estate event, and has been working on promoting the firm abroad and prospecting for projects. According to Fabrizio:

    “The construction industry, by its very nature, faces difficulties in integrating into global value chains — and Brazil is no different. In this sense, the participation of Brazilian firms in international projects can generate positive impacts for the entire chain. Exposure to new practices, technologies, and management models contributes to the incorporation of innovation into the domestic market. This process of exchange and learning can bring significant gains in productivity, quality, safety, and sustainability to the sector.”

    Residential building ‘Raiz’ by Paulo Mauro has been completed in Perdizes

    Raiz by Paulo Mauro, a project developed in partnership with the developer Paulo Mauro and HIRE Capital, was recently completed. Located on Rua Itapicuru in Perdizes, the project combines a high-end residential building with a base containing studio-type units. Up to the eighth floor, there is one residential unit per floor facing Rua Itapicuru, while the studios occupy the rear portion of the base.

    Above this base, an elevated leisure area was created. From this floor onward, there are two residential apartments per floor, one of which faces the rear area of the lot — precisely where the leisure area provides a generous visual and spatial breather. As a result, all apartments in the main tower benefit from privileged site conditions and views.
