    Gianfranco Vannucchi and Daniel Toledo at the AsBEA-SC 20th Anniversary Journey

    On July 2, during the AsBEA-SC 20th Anniversary Journey in Florianópolis, our founding partner Gianfranco Vannucchi gave a lecture on the trajectory of Königsberger Vannucchi and its design production over the course of 54 years. The presentation addressed the relationship between the firm’s projects and the different economic, political, and cultural contexts experienced by the country, as well as the challenges faced in keeping the office active for more than five decades.

    Gianfranco revisited defining moments, such as the period when the firm designed bank branches in various regions of Brazil, at a time when architecture played a central role in institutional identity. Another highlight was the decision not to adopt the neoclassical language, then associated with luxury in the São Paulo real estate market: “We never designed neoclassical buildings because we never thought they made sense for the city,” he stated. The lecture also covered the Brascan Century Plaza, designed in 1997 in Itaim Bibi, São Paulo, a mixed-use development with an open block, where the office is currently headquartered.

    At the end, partner and Executive Director Daniel Toledo joined the stage for a conversation with the audience. The evening continued with a book signing session for Königsberger Vannucchi [et al.] Arquitetura. Among dedications and reunions, the audience extended the exchanges that began during the lecture. The event took place at the Morada Ecco space. We thank AsBEA-SC for the invitation, represented by its president Maria Aparecida Cury Figueiredo, as well as the presence of colleagues and the general public with whom we were able to share our history.

    Technical Talk with the Construction Sector of Paraná

    On Friday, the 17th, we hosted representatives from Sinduscon-PR Noroeste, Sebrae-PR, Asbea-PR, and architects and engineers from Maringá-PR at our office. Our partner and Executive Director, Daniel Toledo, gave an overview of the company, and our Technical Director, Carla Estrella, discussed project management tools, our value chain, and the BIM ecosystem.

    Praça Omaguás Completed and Delivered in Pinheiros

    The construction of our Praça Omaguás project in Pinheiros, developed in partnership with Trisul and HIRE Capital, has been recently completed and delivered. In the project, the tower was positioned in the most central portion of the site, taking advantage of the views along the axes of both streets and seeking to avoid obstructions from future developments. Residential access is via Praça dos Omaguás, in dialogue with the tree-lined area, while the corner of Inácio Pereira da Rocha and Deputado Lacerda Franco streets houses a commercial space. The facade facing Lacerda Franco has no direct access but establishes visual permeability between the street and the internal leisure areas, integrating security, natural light, and greenery.

    The typical units range from 128 to 166 square meters, with 2 or 3 suites, and the duplex penthouses reach 325 square meters. The floor plans prioritize natural lighting, including in powder rooms and hallways. The service area openings are set in recesses, which keeps the facade more harmonious, while a chamfer at the junction between the horizontal eave and the vertical element adds dynamism to the facade. The warm-toned finishes provide coziness, and the planter boxes bring greenery up close.

    The leisure areas are distributed across two levels: on the ground floor, there is a gym, a double-height covered lap pool, and a beach tennis court, with visual permeability to Deputado Lacerda Franco Street. On the elevated floor, a large swimming pool and the playground benefit from generous sunlight and open views.

    Claudio Inserra participates as a Visiting Critic on juries at the School of Architecture in Syracuse

    This week, our Design Director, Claudio Inserra, took part as a Visiting Critic in the final juries for architectural design courses at the School of Architecture in Syracuse, Italy.

    The projects addressed complex themes, largely due to the fact that they often engage with spaces within historical buildings, which are ever-present in Italy. Topics explored included the relationship between landscape and built space, the boundary between the city and the landscape, and the historical city center.

    The theme “Vivere Animale” (Animal Living) was also addressed, through small-scale interventions and the use of construction techniques, in the study of ways to integrate human and nature.

    KV Aberta#6 presents a round of Innovation projects

    Last month, Königsberger Vannucchi took an important step by holding its first Innovation Fair as part of KV Aberta#6. More than just a showcase of ideas, the event helped strengthen an environment where creativity and forward-thinking are becoming increasingly present in everyday life.

    The positive outcome of this first edition revealed the potential of our team. We had 10 employees who shared projects and perspectives across 6 areas, including Artificial Intelligence applied to the business, new approaches in Masterplan, Technical Assistance System, Compliance, Project Management with Desker, and improvements in Archicad.

    This was the first experience of its kind at the office, and the reception was very positive, indicating that we are on the right track. We remain committed to fostering innovation and are already thinking about future editions and other initiatives to strengthen this culture. We thank everyone who participated and contributed.     Bueno Brandão 257 vídeo

    In this video, our partner and founder, Gianfranco Vannucchi, our Design Director, Claudio Inserra, and our Design Leader, Daniel Ferrer, together with Mariana Toniolo from Tegra Incorporadora, comment on Bueno Brandão 257, our ultra-high-end residential project developed in partnership with Tegra Incorporadora and located in Vila Nova Conceição, São Paulo.

    Situated near Ibirapuera Park, taking advantage of the views and the tree-lined surroundings, Bueno Brandão 257 features 22 typical floors, each with a 500 m² unit, five suites, and a 3.60 m ceiling height. The complex also includes a garden unit on an elevated floor and a duplex penthouse.

    The architecture emphasizes spatial quality, with a perimeter structure that frees up the interior floor plans and allows total flexibility in the layout of the spaces, as well as sensory quality through materiality. The ventilated façade combines high-performance porcelain tile and certified Finnish wood. The biophilic concept is expressed through integrated planters with native vegetation, reinforcing the connection with the tree-lined surroundings. The project combines sophistication with technical and environmental rigor and has received AQUA-HQE certification.

    Dynamic Pinheiros featured on Archdaily

    Dynamic Pinheiros, our latest corporate project in the São Paulo neighborhood, has been featured on ArchDaily. Developed in partnership with Lucio Incorporadora, the project integrates solutions focused on energy efficiency, conscious resource use, and environmental quality, and has achieved LEED Gold certification. Its predominantly glass façades feature continuous balconies with vertical sunshades, as well as integrated planters and plenty of greenery.

    Recently delivered, Baume Itaim turns the journey of arriving home into a pleasant walk

    Located in Itaim Bibi, São Paulo, the residential building was developed in partnership with OR Empreendimentos and organizes qualified pathways in fluent connection with landscaping and leisure. Baume stands out for its friendly scale and the way it arranges common spaces along a route that dissolves the boundaries between interior and exterior. At the entrance, a water mirror with a small footbridge and pilotis that descend into it reinforce the feeling of home. The ground floor avoids the sensation of being under a large building with abundant natural light, while the use of Moledo stone on some vertical panels creates an atmosphere of a residence. The landscaping, by Cenário Paisagismo, integrates patios, leisure areas, and communal spaces in continuity.

    The building organizes three units per floor (219 to 277 square meters) with different configurations. The unit facing Rua do Consórcio offers the option to integrate the living room and a bedroom, with the differential of a large continuous window frame, eliminating the appearance of smaller windows and enhancing the façade. The sense of home that begins on the ground floor extends to the apartments, with generous spaces, integrated terraces, abundant greenery, and ample natural light and ventilation.

    Königsberger Vannucchi at ADIT Arq 2026

    During the event promoted by ADIT and held in Florianópolis, João Payar, project director at Königsberger Vannucchi, and Rodrigo Mioni, partner at RDC Construtora e Incorporadora, presented the master plan for RDC Parque Una SJC. The project stands out for foreseeing the integration between the plots within the block and between the complex and the surrounding urban fabric, in the Parque Una SJC neighborhood. The concept also involves phased development and placemaking, since, considering a total area of over 24,000 square meters, it is necessary to plan for the construction to be carried out in phases and that, before and during these phases, the blocks are occupied by activities that bring vibrancy and identity to the creation of the place.

    Alameda 45 featured in Forbes

    Alameda 45, our project in partnership with SDI and Tellus, was featured in Forbes. The publication highlighted that a building can be high-end without necessarily having a large footprint, and that factors such as location and the team of professionals involved result in a product designed within this segment.

    “Located on Alameda Santos, between Avenida Paulista and Ibirapuera Park, the building occupies one of the city’s most valued streets… The architecture is signed by the firm Königsberger Vannucchi, featuring a set-back tower, an active façade, and elevated common areas that enhance the building’s relationship with the street.
